When the tragedy of the COVID-19 pandemic reaches its conclusion, all organisations will need to reflect on its impact on their ability to meet their obligations.

In particular, the conundrum for housing providers will be in relation to how the social distancing and self-isolating measures introduced to protect the most vulnerable demographic groups, hampered its obligations to the very same people.

Central to this is the reliance of physical attendance of homes in workflows and processes, e.g. regular time- scheduled equipment checks, emergency callouts, safety equipment checks, etc.

 

You can’t wash your hands of your duty of care.

 

So, what insights can providers expect?

notiria has been advocating how social housing can benefit from the embracing digital transformation for some time. This event has reinforced our observations, particularly how IoT:

  • automatically deliver the right information, insights and actions to the right people at the right time (e.g. real-time alerts)
  • safeguards vulnerable tenants through non-intrusive, real-time monitoring without the need for human interaction
  • allows faults, errors and system failures to be predicted and often resolved remotely (or well in advance of failure), therefore reducing site visits.

“The conundrum is, we have staff that are required to visit tenants’ properties to maintain their equipment. We have vulnerable tenants who have to provide access to Social Housing staff or their contractors to maintain their equipment. The risk is that neither party may be aware of the others previous movements, existing health problems or current health issues, but still the problem has to be fixed!”

In conclusion

Whilst there has for some time been strong arguments for housing providers to embrace digital transformation, the arguments of integrating IoT’s real-time, proactive and predictive capabilities into workflows and process have never been stronger.
